I see a static caravan marked as ‘Coming Soon’ - how soon is it available?

Answer

When one of our holiday homes is marked as "Coming Soon," it means we have officially ordered the unit from one of our manufacturer partners. Often, we have a confirmed delivery date; however sometimes we are awaiting the final schedule from the factory. If you have your heart set on a specific "Coming Soon" model, we recommend contacting us immediately, we will put you on our waiting list and let you know as soon as it arrives to arrange a viewing.

Question 2

If a caravan has ‘arrived,’ can I view it immediately?

Answer

Once a unit arrives, it may spend a short period in our secure compound for initial safety checks before being moved to a display pitch or its permanent home. If a model you want to see has just arrived, please give us a call! We will let you know exactly where it is in the process and, where possible, quickly arrange a "first look" viewing for you.

What does ‘Pre-owned’ mean at Lodge Coppice?

Answer

Every pre-owned (or "pre-loved") static caravan we sell has a known history. Unlike many parks, we do not buy external second-hand stock to sell on. All our pre-owned units are pre-loved. They were originally bought by us directly from the manufacturer and have lived their life right here on our park. This means we can vouch for their maintenance, their history, and the quality of their care. Their history is no mystery!

Why is buying from Lodge Coppice better than buying through a dealer?

Answer

Because we operate three successful parks (Lodge Coppice, Bank Farm, and Coppice Gate), we have significant "buying power." We work directly with our manufacturer partners rather than going through third-party agents or dealers. This removes the "middleman" markup, allowing us to pass those savings directly to you and offer higher-specification models at brilliant prices.

Can I choose which pitch my new caravan goes on?

Answer

Finding your perfect sanctuary is our priority. At Lodge Coppice, we believe the pitch is just as important as the holiday home itself. We are committed to helping you find that 'forever spot' a place you’ll love and enjoy for holidays, weekends away and short breaks all-year-round.

I already own a holiday home at Lodge Coppice - can I upgrade?

Answer

Absolutely! Many of our owners choose to upgrade to a newer, larger, or more luxurious model as their needs evolve. We love helping our community move into their dream holiday home right here on the park.

In many instances, we can facilitate an upgrade while allowing you to remain on your current pitch. However, because newer models often feature different dimensions or technical specifications, we must first ensure your chosen caravan is a perfect fit for your existing location. Should your upgrade require a different setting, we will work closely with you to find a new spot that you’ll love. Our priority is to make your upgrade as seamless as possible, so you can start enjoying your new luxury lifestyle without delay.

What is the difference between a Static Caravan and a Lodge?

Answer

The main differences are price, size, and construction. Generally, holiday lodges are a more prestigious purchase. A Static Caravan is up to 12ft or 13ft wide, while a Lodge (often twin units) can be 14ft to 20ft wide or more. Lodges are usually finished in a composite cladding or a similar outer finish and are usually built to residential specifications (BS3632), offering thicker insulation and a more substantial feel. Both offer a luxury experience at Lodge Coppice, and we can help you decide which fits you and your budget best.

When can I come and view the available models?

Answer

We are open every day! You don’t need a formal appointment to browse, but we highly recommend booking a private viewing. This ensures a member of the team is available to give you the keys, show you the interiors. We even have a king size golf buggy to chauffeur you around the park, show you all our facilities and finishing with a cuppa and a chat – and we won’t forget the biscuits.

Are your static caravans suitable for year-round use?

Answer

Yes. While we are a holiday park and not a residential site (meaning, you must have a permanent address elsewhere), our 12-month holiday licence means you can enjoy your escape at Lodge Coppice in any season, many enjoy Christmas here. Our modern units are equipped with double glazing and central heating to keep you cosy even in the depths of winter.

Question 10

Do you offer part-exchange?

Answer

Yes, owners of static caravans and lodges on the park can upgrade whenever they want; we always offer a competitive buy back upgrade quote. We don’t part exchange touring caravans towards holiday homes, however if you’re a long-term tourer on our park you can advertise and sell your touring caravan whilst it’s on site here and then use the funds to help buy a holiday home.

Question 11

What’s included in the static caravan or lodge price?

Answer

Unit siting on your pitch, connections (sewage, water, gas, electricity, TV point), and a paved patio area are all included.

Question 12

What additional costs should I expect?

Answer

This year’s annual site fee is £3,175 (inc VAT). Site fees are payable by 1st April each year. In addition, there are annual standing charges for utilities: £20.00 for electricity and £60.00 for gas. These standing charges are applied to your account annually. Your actual usage (units of electricity used and litres of gas consumed) is billed periodically. We aim to read meters and issue utility invoices throughout the year based on park operations, rather than on fixed monthly dates. This ensures you only pay for the energy you have actually used since your last reading.

Do I pay water rates on my holiday home.

Answer

No, your site fees cover this cost too.

Question 14

Do I pay council tax on my holiday home?

Answer

No. As Lodge Coppice is a holiday park, you do not pay council tax on your holiday home. Council tax applies only to your main residence; your annual site fees cover all park rates.

Question 15

Do we need insurance for our new holiday home?

Answer

Yes, insurance is mandatory, and we can introduce you to our preferred specialist provider.

Question 16

Do new holiday homes come with appliances?

Answer

Yes, most new holiday homes feature fully fitted kitchens and appliances (specifications and appliances vary). While pre-owned models are sold as seen, we can often help you source extras if required.
